What is a Lady Bird Deed? 🐦⬛
A Lady Bird deed is a special type of real estate document that lets you choose who will get your property after you die. While you’re alive, you keep full control—you can live in the home, sell it, or change your mind about who gets it.

Unlike a will, which goes through probate (a legal process that can take time and money), a Lady Bird Deed can transfer your property directly to someone without going to court.
Similar to a transfer-on-death deed (TODD), a Lady Bird Deed names a person to inherit your property when you pass away, while still allowing you to manage the property completely during your lifetime.
